# Title Barrier

> Title Barrier is a deed fraud prevention service for U.S. homeowners. It records a notice on a property's title at the county. When someone tries to sell or borrow against the property, the title company or lender sees the notice and is told to check with the owner, who approves or declines by text and email.

## Key facts
- Price: $199 one-time setup, then $199 a year, per property. County recording fees included. Owners of 5 or more properties get a discount.
- Setup: about 10 minutes online with a government photo ID and a photo of your face. Nothing to mail and no office to visit. The notice is usually recorded within 1 to 2 business days.
- Where: every county in the United States.
- What is filed: a notice in the county real estate records stating that the owner must verify any transaction. It has a registration number and a QR code. An existing mortgage and payments are not affected.
- Verification: an interested party looks up the registration number at https://www.titlebarrier.com/verify. If the property is locked, the owner has not authorized anything. If it is unlocked, they submit a request, the owner approves or denies it from their phone, and the page updates in real time.
- Owner approval: by text and email, yes or no.
- Several properties: sign up with the first property, then add the others from the dashboard. Each property has its own setup fee.
- Co-owners: one owner of record is enough. The notice covers that owner's interest only.
- Listing alerts: if the home shows up for sale on Zillow, Redfin, for sale by owner websites, or MLS databases.
- Not title insurance and not a law firm. Works alongside title insurance.
- If the owner dies: the notice ends by its own terms. The family does not need anything from Title Barrier, and probate and inheritance are not affected. To clear the record, send a copy of the death certificate to filings@titlebarrier.com.
- Cancel: alerts and monitoring stop. The owner is never locked out of their home. To remove the notice, email filings@titlebarrier.com and Title Barrier files a release.
